It never happens on the first cold night. It happens on the second or third — the wind swings around to the northwest, the overnight low reads 4°F, and in the morning the upstairs bathroom faucet gives you a cough of air and nothing else. Every other tap in the house runs fine.

Here is the good news, and it is most of the news: a frozen pipe is usually not yet a burst pipe. There is almost always a window between the ice plug forming and the pipe splitting open — sometimes several hours. What you do inside that window is the difference between a free afternoon with a hair dryer and a five-figure water damage claim.

Below is what actually freezes first in Massachusetts housing stock, how to tell a freeze from a break, and the two things every homeowner should do before the first hard night — in the order that matters.


The Temperatures That Actually Matter

Water freezes at 32°F. Pipes do not — not right away, and not at the same outdoor temperature.

The number to watch is 20°F. That is the widely used alert threshold for uninsulated pipes running through unheated space, and it is the point where a Massachusetts basement, crawl space, or exterior wall cavity starts losing heat faster than the house can replace it. But a single 22°F night rarely freezes anything. What freezes pipes is duration plus wind: 24 to 36 straight hours below 20°F, with a 15 to 25 mph northwest wind driving cold air through every gap in your foundation.

For scale, heating systems here are sized to a winter design temperature of roughly 9°F in Greater Boston, near 0°F in Worcester and the Merrimack Valley, and below zero in the Berkshires. A stretch at 5°F is not an anomaly in Massachusetts — it is Tuesday in January. Assume you will see it.

One more number worth internalizing: the inside face of an uninsulated exterior wall cavity can sit 25 to 30 degrees colder than the room air six inches away. That is why the pipe freezes while your thermostat still reads a perfectly comfortable 68.


Where Massachusetts Pipes Freeze First

1. The Hose Bib Stub (Start Here — Always)

The most common winter burst in this state is not dramatic. It is the two feet of copper running from an interior shutoff, through the rim joist, out to the outdoor spigot. If a hose was left attached, water cannot drain back, and that stub freezes solid on the first serious night.

The cruel part is that it often bursts silently in January and you do not find out until April, when you turn the outdoor water back on and dump water into the basement wall. If you find a split hose bib line, shut the interior valve and leave it shut until a plumber gets there.

2. Pipes in Exterior Walls

The kitchen sink on the outside wall of a 1920s two-family. The second-floor bath tucked into the front wall of a colonial. Any supply line a previous renovation buried in an exterior stud bay with insulation packed behind it instead of in front of it.

Balloon-framed houses — extremely common in Massachusetts stock built before roughly 1930 — make this worse. Those wall cavities run uninterrupted from the sill to the attic with no fire blocking, so cold basement air chimneys straight up the wall to the pipe.

What to do:

  • Open the cabinet doors under any sink on an exterior wall so room heat reaches the supply lines
  • Leave a trickle running from the fixture farthest from your water entry — a stream about the width of a pencil lead, on both hot and cold
  • Never store cleaners or trash bins against those pipes; they block the only warm air the pipe gets

3. Unheated Crawl Spaces and Additions

Capes with a slab-on-grade family room, farmhouses with a back kitchen added in 1968, ranch houses over a dirt crawl space with a vent left open from summer. These spaces sit within a few degrees of outdoor air, and the pipes running through them have no thermal protection but their own insulation sleeves.

What to do:

  • Close crawl space vents before the first hard freeze and confirm they stay closed
  • Insulate every run of exposed pipe in the crawl with foam sleeves, and tape the seams
  • If the space routinely drops below freezing, that is a heat problem, not an insulation problem — insulation only slows heat loss, it does not add heat

4. The Triple-Decker Basement Run

If you own or rent a triple-decker in Dorchester, Somerville, Lowell, Worcester, or anywhere else they stand, you know the run: a long horizontal main strapped to the foundation wall, feeding branches up to three floors. It is usually within a few feet of a bulkhead door, a broken basement window, or a dryer vent hole stuffed with a rag.

That run is vulnerable because it is long, uninsulated, and near an air leak. It is also the worst possible place for a burst, because one break takes water to all three units and the first-floor tenant finds it before the owner does.

What to do:

  • Air-seal first, insulate second — a $6 can of spray foam around the bulkhead frame and the dryer vent penetration does more than $60 of pipe sleeve
  • Confirm the basement holds above 45°F on the coldest nights; a cheap wireless thermometer down there is worth every penny
  • Make sure every unit knows where the building's main shutoff is, not just the owner

5. Garages and the Room Above Them

An attached garage is unheated space with a door that opens to the outdoors several times a day. Pipes on a shared wall, and pipes running through the floor system of a bonus room above a garage, freeze more often than their location suggests, because that floor cavity is cold on the bottom and only lightly heated on top.


How to Tell Frozen From Burst

It is frozen if: one fixture runs slow or gives nothing while the rest of the house is normal, the pipe is frosted or beaded with condensation, or a visible copper section shows a slight bulge. No water on the floor.

It is burst if: you hear running or hissing water with every tap closed, the ceiling below is staining, the water meter dial is spinning with nothing open in the house, or the first thing that happens when the pipe thaws is a flood.

That last one matters. A burst pipe frozen shut does not leak until it thaws. The ice is plugging the hole it just made. This is why you never walk away from a thawing pipe.

One useful piece of physics: the split almost never happens at the ice. It happens between the ice plug and the closed faucet, where trapped water has nowhere to go and pressure climbs past what the pipe can hold. That is exactly why leaving the faucet open is not optional.


Thawing It Safely — and What Never to Touch It

How to thaw a pipe:

  • Open the faucet first, both hot and cold, and leave it open — this gives meltwater and steam somewhere to escape and relieves the pressure that causes the split
  • Start at the faucet end and work backward toward the frozen section, never the other way
  • Use a hair dryer on low, a UL-listed heat gun kept moving, or towels soaked in hot water and re-wrapped every few minutes
  • A space heater aimed at the area works for basement and crawl runs — keep it three feet from anything combustible and stay in the room with it
  • Keep going until full pressure returns at the faucet, then leave the tap trickling for several hours

Never use any of these:

  • A propane torch or any open flame. Torch thawing is a recognized cause of house fires every single winter in New England, and the fire starts inside the wall where you cannot see it for twenty minutes
  • A charcoal or propane salamander heater in an enclosed basement — that is a carbon monoxide event
  • Boiling water poured over a frozen copper line in a basement with live circuits and a panel nearby
  • Anything at all if you are standing in water

If the frozen section is inside a finished wall or ceiling you cannot reach, turn the house heat up to 75°F, open the nearest cabinet and interior doors, and call a plumber. Opening that wall is their call, not yours.


Find Your Main Shutoff Today — Not During the Flood

This is the highest-value ten minutes in this entire article, and almost nobody does it before they need it.

Your main shutoff sits on the street side of the water meter, usually where the supply enters the basement — front foundation wall in most Massachusetts homes, often near the bulkhead or under the front steps. In a triple-decker there is typically one building main plus a valve per unit. In a slab house, look in a utility closet, the garage, or behind an access panel near the water heater.

Do this today:

  • Find it, and put a bright tag on it that says MAIN WATER SHUTOFF
  • Photograph it and text the photo to everyone who lives there
  • Turn it fully off and back on. Old gate valves — the round wheel handles common in pre-1970 homes — seize open and snap their stems when you finally need them
  • If it will not turn, or it weeps when you move it, replace it before winter. Swapping a seized gate valve for a quarter-turn ball valve typically runs a few hundred dollars, generally in the $200 to $400 range for straightforward access — and it is licensed plumbing work
  • Know that the curb stop out at the street is the water department's valve. It takes a long curb key and, in most Massachusetts municipalities, only their crew is permitted to operate it. That is a phone call, not a plan

The First 60 Seconds of a Burst

1. Shut the main off. Righty-tighty on a gate valve; a quarter turn on a ball valve until the handle is crosswise to the pipe 2. Open the lowest faucet in the house — a basement sink or laundry tub — to drain the remaining pressure out of the system, then open a top-floor faucet to break the vacuum 3. Cut power to the affected area at the breaker panel if water is anywhere near outlets, fixtures, or the panel itself. Do not stand in water to do it. If the panel is wet or the water is rising toward it, that is a call to the utility and a licensed electrician, not a reach with a flashlight 4. Shut down the heat source for the water. Set a gas water heater to Pilot or Vacation and kill power to an electric one — a tank that keeps firing while draining destroys itself 5. Photograph and video everything before you touch a thing. Wide shots, close-ups of the split, the standing water, the damaged contents. Insurance adjusters ask, and dated photos settle arguments 6. Call a licensed plumber, then start extracting water. Wet drywall, insulation, and carpet pad need to come out within 24 to 48 hours or you are trading a plumbing problem for a mold problem


The Prevention That Actually Works at 5°F

1. Air-seal before you insulate. Foam the rim joist gaps, the bulkhead frame, the dryer vent, and the hole where the cable line comes in. A moving stream of 5°F air beats any pipe sleeve you can buy 2. Sleeve every exposed run in basements, crawl spaces, and garages. Foam sleeves cost a few dollars per six-foot length; buy the right inside diameter and tape the joints 3. Never set the thermostat below 55°F, including when you travel. If the house will be empty through a cold stretch, have someone check it every couple of days 4. Open interior doors and sink cabinets on the coldest nights so heat reaches the walls that need it 5. Run a pencil-lead trickle at the most vulnerable fixture when the forecast calls for a sustained stretch below 20°F. The water it wastes costs pennies 6. Use only UL-listed heat cable, plugged directly into a GFCI outlet — never an extension cord, never wrapped over itself, and replaced on the manufacturer's schedule 7. Disconnect every hose and shut the interior valves to your outdoor spigots, then open the spigot to let the stub drain

If your house has frozen in the same spot twice, stop treating it as bad luck. That is a construction defect, and the permanent fix is rerouting the pipe out of the cold cavity — which is worth doing once instead of dreading every January.


When to Call a Licensed Plumber

Call, and do not attempt it yourself, if:

  • Water is running and you cannot find or turn the main shutoff
  • A pipe is visibly split, bulged, or weeping at a joint
  • The frozen section is inside a finished wall, ceiling, or under a slab
  • Your main shutoff is seized, drips, or will not fully close
  • A pipe thawed and now something is leaking somewhere you cannot see
  • The break is anywhere near the electrical panel

There is a legal line here, and it is a hard one. Massachusetts regulates plumbing under M.G.L. c. 142 and 248 CMR, and repairs to your water supply piping are licensed work. A handyman, a general contractor, or a water-restoration crew cannot legally cut in a new section of supply pipe, no matter how convenient it would be at 11 p.m. Some municipalities will issue a homeowner permit for work in an owner-occupied single-family home, but that means an application and an inspection — and it does not extend to two-families or triple-deckers at all. Anything touching gas piping is separate license territory again.
